Short Sale Instructions for Buyers Agents

Short Sale transactions can be stressful for all parties…Buyer, Seller and Agents.

Here is how we minimize the frustration for Buyers and Buyer Agents:
  1. All Gastineau Realty Group (GRG) Sellers are interviewed and graded for motivation, cooperation, verifiable hardship and ability to provide needed documentation.
  2. Each GRG Short Sale Seller has paid a nominal fee to GRG to start the Short Sale process, this insures to the Buyer and Buyers Agent that the Seller has “skin in the game” and has a vested interest in completing the transaction.
  3. All GRG Sellers are required to provide full Short Sale packages, complete with all documentation PRIOR to the home being placed in the MLS.
  4. All GRG Short Sale Sellers are instructed to keep current on HOA dues (when financially possible)
  5. All GRG Short Sale Sellers are instructed to keep utilities on at home (when financially possible)
  6. GRG will only submit one offer to lender for Short Sale approval.  Once your offer is accepted by our Seller no one will be able to “beat” you out of the “first position”.
  7. All GRG Short Sale listings are negotiated in house by experienced GRG staff members, who have extensive training and have been involved with over 1,000 direct negotiations with banks and asset managers.
  8. As a Buyers Agent you will receive a GRG point of contact that you can call or email at anytime to get updates on the Short Sale approval.
 
What we expect from Buyers:
  1. All Buyers and Buyers Agents MUST sign and agree to the terms in the GRG Shortsale addendum before the seller will respond to an offer. (All GRG sellers have given us written instructions to require this document prior to presenting them with offers)
  2. All executed contracts will have escrow opened and earnest money deposited.
  3. All escrows will go through GRG preferred Title companies. All GRG listings have preliminary title work all ready in progress and due to the delicacy of these negotiations GRG sellers insist on our preferred title company.  (per RESPA the buyer may purchase title insurance from any insurer)

Bottom line:  We don’t want to waste your time or ours.  We are looking for serious buyers who want to deal with serious sellers.

-      AAR Purchase Contract
-      AAR As-Is Addendum
-      AAR Shortale Addendum with correct verbiage (click here to download)
-      GRG Shortsale Addendum (click here to download)
-      Complete LSR or Loan Approval Letter (If cash offer you must provide proof of funds)
 

Your Offer MAY need to include:
-       Lead Based Paint Disclosure
-       HOA Addendum
-       Environmental Disclosures (Mold, Superfund, Airport Noise, Etc)
